One set of linens is provided for each bed/sofa bed, if you need additional linens you will need to bring them with you. Bath towels are provided, usually 3-4 towels per bathroom. We highly suggest bringing beach towels for hot tubs, swimming pools, or natural bodies of water.
It is strictly up to the home owner’s discretion if the property has internet access. Please reference the amenities list for your property. If the property does have internet or wireless access it will be specifically listed on the amenities list. If you do not see it specifically listed, then your property will NOT have internet or wireless access. There are a handful of coffee shops and restaurants around town that offer free WIFI if needed.
We do not charge any additional or refundable deposits. To secure a reservation the first night’s stay is due. The remaining balance is not charged until 30 days before the arrival date. If you are confirming a reservation and the arrival date is less than 30 days away, the full balance of the reservation will be due to confirm.
We only accept one credit card per reservation. This rule is enforced for many reasons, some of which are to your benefit. Sorry, no exceptions allowed.
All of our rates are set by the individual home owners and are subject to change at their discretion. Guests will be responsible for paying the nightly rate that is set at the time the reservation is confirmed. Please ask for an updated quote when you are ready to finalize your reservation in order to prevent pricing confusion.
All properties are on a first come, first serve basis. We are not able to hold any dates, at any of our properties. You can confirm reservations on our website 24-hours a day, 7 days a week.
Don’t worry we will try our best to help you in the event you have an unforeseen emergency. We will first open the dates back up on the calendar and try to re-book the property for you. If we are able to re-book it for your exact dates, we will then issue you a full refund less the $50 processing fee. If we are not able to re-book it, it will be up to the individual home owner’s discretion if they will allow you to reschedule your dates.
No. We are fully responsible for the condition each guest finds their rental which means we have to be responsible for cleaning and preparing it for each guest.
No. Our occupancy limits are strict and enforced. This keeps our properties nice and our neighbors, owners, and homeowners’ associations happy. But more importantly, in the hill country we run off of septic systems. The maximum capacity number we apply to each property is based off the number of guests the septic system can handle.
Our cleaning and maintenance staff work HARD. They typically have to “turn around” several houses per day and work on very tight schedules and need the full time allowed to do their job. Our cleaning staff has the right to refuse guests access to the house before 4:00 pm. The same applies for late departures.
If you would like to request a check-in earlier than 4:00pm, and the property is available and ready for check in earlier than 4:00 pm, $25.00 per each hour (before 4:00 pm) will be added to your bill. During peak season, it can be nearly impossible to grant an early check-in or late check-out.
You will go directly to the property for check-in. The address, detailed directions, and access information are all found in an attachment on your confirmation email. Please make sure you have that information handy before you leave home.
That is no problem at all, you will still follow the standard check-in procedure and go straight to the property. It is very important you print out the directions page attached to your confirmation email and bring it with you as that will have everything you need to access the rental. We do have someone on-call outside of regular business hours, but we cannot guarantee they will be awake past 9:00pm.
No, unfortunately we do not allow one-night reservations under any circumstance. We apologize for the inconvenience.
A start up supply of toilet paper, paper towels, trash bags, and hand soap will be provided. We do not supply more once that has run out, we highly suggest bringing extras with you.
Typically, the answer to this question is no. We have valid reasons for the maximum occupancy numbers assigned to each rental. However, we do have a very small handful of homes that can allow a small number of additional guests to visit for a few hours. There is a fee of $25 per guest if you have rented a property that will allow visitors. You must receive prior approval.
